| How
a Buyer's
Agent Works Why are buyers agents services free?
Buyers agents are paid by the
contracted Multi Listing Service (MLS) a preset
amount. The fee paid by the
seller is basically like an advertising fee for
using the MLS and having 3000+ Real Estate Agents work to sell
the home or
property.
Is there any Cost to use a Buyers Agent ?
No cost will be be added in anyway for using a
Real Estate agent to purchase a home.
What are the Benefits of Using a Buyer Agent?
- Buyers agents should know about
first time buyers programs
that in FL can provide funding help if needed.
- Buyers agents can work to get all or part of your closing cost
paid by the seller.
- Buyers agents are familiar with the local area
and market prices and can provide valuable advise in
negotiating your cost down.
- Buyers agents can show you any home listed by any company.
Buyers agents have access to all homes on
MLS in Brevard County and
can help make sure you know about all your home choices prior to purchase.
- Buyers agents will provide you reports of what
homes have sold in
the area and what homes are currently listed so you'll know you are not over
paying for a property.
- Buyers agents have access to a disclosure which is a list of
any known defects on the property.
- Buyers agents can recommend professional home inspectors to
inspect the home for all types of defects, pest and safety issues.
- Buyers agents can usually negotiate a free home warranty on
nearly any home, even very old homes.
- Buyers agents coordinate your closing issues
such as insurance, title co., home inspections,
survey, Title insurance, funding coordination and
other issues that are needed to successfully close
on a home.
- Buyers agents work for you to get you the lowest price
possible or other goals you may have such as getting all or part of your
closing cost paid buy the seller.
Other Awareness for Buyers
You should always only call the agent you are working with, they
will check out the property for you and make the appropriate
arrangements. Never use more than one Real Estate agent per transaction. Not
only will this cause the agents problems it can result in legal issues.
Real Estate Agents have been around for over 100 years, if this
was not a useful and valuable service or if it cost the buyer anything
extra the service would not have lasted; most people use Real Estate agents, it's
a wise decision.
I'll be happy to provide you with customer
